RENTALS SERVICE COMMITMENT
We undertake to provide you, our lessor, with unique care and commitment through integrity, honesty and service excellence. We will assist you with market related rental prices and advertise your property on our frequently visited websites. It s our policy to accompany all prospective tenants to view your property.
Qualifying Prospective Tenants
Mandatory credit checks are conducted on every applicant (Trans Union, Experian, Tenant Network Profile and or Payprop) to verify good credit standing. Financial affordability is established by checking monthly income and expenditure against our criteria in terms of minimum nett monthly income, and references are obtained from previous landlords and/or rental agencies.
Deposit Required
The following deposits are collected from tenants to safeguard and protect you from possible financial risk and/or damages that may arise during occupancy;
• Rental deposit equivalent to one month’s rent.
• Electricity deposit.
• Water deposit where pre-paid electricity meters are installed.
Account Management
We monitor payments of the monthly rental and should payment not be forthcoming, we send a Letter of Demand threatening legal action. Any subsequent legal action, however, would be on your instruction and for your account. Should you require, we will also arrange payment of the levies and/or water & lights and rates to the relevant authorities.
Property Repairs and Maintenance
Our service includes the facilitation of repairs and maintenance if requested by our rental property owners.
Property Inspections
An initial inspection is conducted when a tenant occupies the property and a final inspection when the tenant vacates. Annual inspections are conducted should the tenant wish to renew the lease agreement.
